Friend-Raising in Kennett

TYPE: Launch Campaign

SECTOR: Real Estate Development
HIGHLIGHTS: Front page story West Chester Daily Local, 6ABC’s FYI Philly! and Localish, features in Philadelphia Magazine, Philadelphia Inquirer, Chester County Press, and Kennett Area Consolidated School District’s Quarterly Magazine.

Challenge: Tight-knit Kennett Square supports their own, so when an out-of-town builder arrived with three new luxury townhome communities, the response was slow. It was a classic case of great product, great value but no buzz. Increasing visibility and friend-raising was our mission.
Solution: M+G executed a two-phase, audience-specific campaign designed to drive immediate visibility while building long-term community equity.
Phase One: High-Impact Launch + Earned Media
We partnered with Marche, a respected home interiors retailer on Kennett Square’s main street, to transform a model unit into a fully styled showpiece. The developer unveiled the space with Art, Bourbon & Chocolate—a ticketed benefit supporting The Garage Community & Youth Center.
The event featured Whiskey Whisperer Mike Jasinski, an internationally recognized bourbon expert cited in Whiskey Advocate, and Estelle Tracy—chocolate sommelier, author, and TV personality behind 37 Chocolates. The result: a sold-out event, robust regional media coverage, strong social amplification, funds raised for a key local nonprofit, and widespread community goodwill that positioned the developer as a cultural contributor, not just a builder.
Phase Two: Future-Focused Community Engagement
M+G then partnered with Kennett High School’s STEM program to create a real-world learning experience spotlighting careers in real estate design and development. Industry professionals led three in-class design critiques and hosted a full-day field trip to an active construction site located just two blocks from campus. Students observed every phase of construction and participated in a live drone demonstration of modern land-surveying technology—turning an active development into a hands-on classroom and strengthening the developer’s ties to local families and educators.
